If what you need is simply finding a quality tenant, the "finder’s fee” is equal to one month rent.


This includes:

• Walk-through of property to ensure rental is up to code, with recommendations given to owner (ie. smoke detectors, fire extinguisher, carbon monoxide, etc)

• Professional photography

• Advertising the property on multiple websites: Hemlane, Hatch, Zillow, Trulia, Hotpads, Zumper, Apartments.com, redfin, etc – list can be provided

• Showing the property to prospective tenants, with detailed weekly reports 

• Tenant credit and background check  

• Move-in checklist and initial walk-through with tenant

• Lease signed with tenant, for owner, if requested by owner

• Does not include Tenants Security Deposit to be placed in Hatch account for owner

• Does not include monthly management, tenant call owner as needed, and owner collects monthly rent

 

If you would like continuing property management, the monthly management fee is 7% of monthly rent. This includes all of the above, plus:

• Tenants Security Deposit to be given to owner

• Monthly rent collection from tenant

• Monthly statements with rents automatically deposited into owners account

• Tenant calls Hatch Realtor for any issues regarding rental

• Realtor to meet with tenants, or repair personnel as needed

• End of year statement with 1099 given to owner for tax purposes

• Owner to register on Hemlane to assist with coordination of property management

• Annual property management contract can be renewed, or cancelled, as needed

 
 

Other fees – 3%:

Annual lease renewal, walk through only at move out, management takeover only of current tenants
